000 River Road, Henrico, NC

About 000 River Road

Properties of this size just never come available adjacent to Lake Gaston. One of the last remaining undeveloped large parcels of land in the area. Well suited for residential development. Land is primarily upland land with small intermittent creek drainages, no wetlands. Soils appear to be suitable for septic, no testing has been done. Public water, phone and internet are all available. Extensive frontage on River Rd offers opportunity for commercial use: boat storage, retail, service industry. Property has no direct frontage on the lake, but adjoining Edwards Beach offers daily public lake access. Existing public roads are well located to assist in the development of the property for residential use. Loblolly Pine stand was planted in 2017 and had a pre-commercial thinning in 2025. A second PCT thinning on 60+/- acres is planned to complete that operation, speeding up the timber growth and timber income for the new owner. The trees are mostly sapling to pulpwood size with outstanding growth rate. Excellent logging conditions and geographical location will help produce a premium for all timber sales. The first commercial thinning will produce significant income in 8 - 10 years. Abundant wildlife including deer, turkey and small game are available.
